What's included in my plan purchase?

Each plan includes a full digital plan set with floor plans, exterior elevations, sections, roof ridge layout, foundation layout, electrical plans, and more. You’ll choose between PDF or CAD file formats at checkout. Every plan includes a license to build one home unless an Unlimited Building License is selected.

Can I preview a plan before buying?

Yes! We offer Bid Sets for $500. These include the floor plans and elevation views – labeled “Not For Construction” – and are ideal for getting initial cost estimates from builders. If you move forward with the plan, the $500 counts as credit toward your full plan set. To request a bid set, contact us and let us know which plan you're interested in!

Can I choose a different foundation type?

Yes! Many of our plans are available with multiple foundation options, including Slab, Crawl Space, and Daylight or Walkout Basement foundations. You’ll choose the option that best fits your lot during checkout, and your Foundation Layout Plan will reflect your selection.

Note: Some selections may require additional processing time.

Each plan includes a Foundation Layout Plan that shows overall dimensions and references to footings and support walls. This layout provides your builder with a strong starting point, but please note that it does not include structural engineering.

💡 Not sure which foundation type is right for your site? Here's a quick guide:

  • Daylight or Walkout Basement: Ideal for sloped lots or view-oriented properties. Includes a lower level floor plan with full-size windows and often direct outdoor access (Walkout) on one side.
  • Slab: Best for flat lots in warmer climates. Simple, cost-effective, and low-maintenance. Includes main and upper level floor plans only.
  • Crawl Space: Great for mildly sloped lots or regions with seasonal freezing. Offers easy access to plumbing and electrical systems. Includes main and upper level floor plans only.

Important:

Because site conditions vary, you’ll need to consult a local structural engineer to meet all building codes and safety requirements. Your engineer will evaluate your soil type, frost depth, slope, wind and seismic loads, and recommend any necessary reinforcements specific to your location.

What is a right-reading reverse plan?

This is a mirrored version of the original plan, with all text and dimensions flipped so they’re still readable. It’s perfect for optimizing the layout for your lot or sun exposure.

Note: This option may add 3-4 additional business days for processing time.

What's the difference between Digital PDF and CAD files?

The plan format you choose depends on how you intend to use the design and whether you plan to make changes.

  • PDF files are ready-to-print, easy to view, and suitable for most builders if you don’t plan on making significant changes. These files are not directly editable, but your local professionals may be able to mark up small redline adjustments.
  • CAD files (Computer-Aided Design) are editable .dwg files used by architects, engineers, and designers for customizations. If you plan to make changes – either before permitting or during construction – CAD files offer the greatest flexibility and precision. Most professionals will prefer working from the CAD version, especially for structural or site-specific adjustments.

If you're working with a local designer, architect, or engineer, we highly recommend choosing the CAD file option for the most efficient workflow.

If you’re unsure, you can always start with the PDF. CAD files can be added later for a flat rate of $500 if needed – simply get in touch with us and we’ll get you taken care of!

Can I make changes to my house plan?

Absolutely! Many of our clients choose a plan they love, then work with a local designer, architect, or engineer to make the changes they need. This is often the most efficient and cost-effective path forward – local professionals are familiar with regional building codes, permitting processes, and site-specific requirements, which can vary greatly across the country.

  • If you're making minor edits – like flipping the plan to create a Right-Reading Reverse version – we offer flat-rate pricing upon checkout and can turn that around quickly.
  • For larger customizations, like adjusting square footage, adding a basement, adjusting the ceiling heights, or changing the architectural style, we offer modification services through our founding design studio, LGA Studios, based in Colorado. We’re happy to provide a quote or help you decide if your project would be better handled by your local professionals.

What is a Building License, and can I build more than once?

Your plan purchase includes a single-use license to build the home once.
If you're a builder or planning multiple builds, you can add an Unlimited Building License at checkout.

When will I receive my plan files?

Upon purchase and agreement to the terms of our license agreement, your plan files will be digitally delivered via email within 1-2 business days. Please note that some plan selections – such as right-reading reverse options – may add an additional 3-4 business days.

Are there any building restrictions?

This plan is not available to build in Colorado Springs, CO unless customized.

What else do I need before building?

Building requirements vary by location. Here's what you may need before you can break ground:

  • Site Plan: Shows where the home will sit on your property
  • Site-Specific Engineering: A licensed local professional will assess soil conditions, frost depth, slope, seismic risk, and more
  • Local Code Compliance: Our plans meet the 2018 International Residential Code (IRC), but your municipality may have additional requirements
  • Professional Stamp (if required): States like CA, NY, NJ, IL, and NV often require stamped drawings by a local architect or engineer
